These Terms of Use govern your access to and use of the Homeowner Stewardship Partners website and electronic services. "Homeowner Stewardship Partners," "HSP," "we," "us," and "our" refer to Homeowner Stewardship Partners. By accessing or using this website, you agree to these Terms to the extent permitted by applicable law.

About Homeowner Stewardship Partners

HSP provides research, administrative assistance, claimant support, and related services concerning potential surplus or excess proceeds arising from foreclosure, tax sale, and similar proceedings.

HSP is a private company.

HSP is not a governmental agency, county office, court, tax authority, sheriff's office, mortgage lender, mortgage servicer, foreclosure trustee, or law firm.

References to governmental records, courts, counties, or other public entities do not imply affiliation, sponsorship, approval, or endorsement.

No Legal, Tax, Accounting, or Financial Advice

HSP does not provide legal, tax, accounting, or financial advice through this website.

No Attorney-Client Relationship

Using this website, submitting information to HSP, or communicating with HSP does not create an attorney-client relationship.

When legal representation is required or appropriate, legal services are provided by an independently licensed attorney engaged by the claimant.

The attorney remains responsible for legal advice, legal strategy, court filings, and the professional obligations associated with the attorney-client relationship.

No Promise of Recovery

Information indicating that surplus or excess proceeds may exist does not establish that a particular person is legally entitled to receive those funds.

Eligibility and the amount ultimately payable may depend upon ownership records, liens, judgments, estates, heirs, assignments, competing claimants, prior claims, court orders, governmental requirements, deadlines, and other circumstances.

HSP does not promise a particular recovery amount, processing time, claim outcome, court decision, or distribution date.

HSP Services and Service Agreements

A formal engagement of HSP is governed by a separate written Service Agreement.

The applicable Service Agreement describes the scope of HSP's services, compensation, responsibilities, authorizations, termination rights, and other terms applicable to the engagement.

HSP's compensation is subject to applicable state law and any limitations governing surplus funds recovery services in the jurisdiction where a claim is pursued.

If these Terms conflict with an executed Service Agreement concerning recovery services, the Service Agreement governs those services to the extent permitted by applicable law.

Your Right to Pursue a Claim Independently

You are not required to hire HSP to pursue surplus or excess funds.

Depending on the jurisdiction and circumstances, you may be able to contact the court, county, trustee, governmental office, or other entity holding the funds and pursue the claim directly.

You may also retain an attorney or another authorized service provider of your choice.

Accuracy of Information

HSP may obtain information from government records, courts, public records, commercial databases, and other third-party sources.

These records may contain errors, omissions, outdated information, or information requiring further verification.

You agree to provide accurate information when communicating with HSP and to notify HSP of material information affecting a claim.

SMS/Text Messaging Terms

By affirmatively opting into the Homeowner Stewardship Partners text messaging program, you authorize HSP to send text messages to the mobile number you provided in accordance with the disclosure presented when you provided consent.

Messages may include:

  • Responses to inquiries
  • Customer service communications
  • Claim-related information
  • Document reminders
  • Scheduling communications
  • Status updates
  • Marketing and promotional communications when you have provided the required consent

Message frequency varies. Message and data rates may apply.

Consent to receive marketing text messages is not a condition of purchasing or receiving HSP services.

To stop recurring text messages, reply STOP. You may also revoke consent by communicating your request through another reasonable method.

HSP may send one non-promotional confirmation message acknowledging an opt-out request.

If you later wish to receive text messages again, you may complete a new opt-in process or use another re-enrollment method offered by HSP.

Wireless carriers are not responsible for delayed or undelivered messages.

Email Communications

Commercial email communications from HSP may contain information about our services.

Marketing emails provide a method to unsubscribe from future marketing communications.

Unsubscribing from marketing communications does not affect communications reasonably necessary to administer an existing engagement or respond to a request you have made, where permitted by law.

Intellectual Property

Unless otherwise stated, original content appearing on this website, including HSP branding, text, graphics, design elements, and other materials, is owned by or licensed to HSP.

Government documents, public records, and third-party materials remain subject to any rights applicable to those materials.

Acceptable Use

You may not use this website to:

  • Impersonate another person
